Fees depend on the level of service you require.

Gables Letting & Management tailors its fees to ensure they are highly competitive, while ensuring a service of the highest standard.

 

 

 

 

 

 

Let Only

  • Arrange (EPC) Energy Performance Certificate if required (£95 incl vat)
  • Marketing your property
  • Accompanied viewings
  • Liaising between you and your prospective tenant/s
  • Managing any negotiations
  • Checking references of prospective tenants
  • Drawing up the tenancy agreement
  • Placing the dilapidation deposit
  • Organising the gas safety certificate.

Fees

  • Find a tenant fee £650 including vat (One Off Payment)
  • Check in fee £132 including vat

 

Rent Collection

Includes all the services listed in the let only service plus

  • Monthly rent collection
  • Transferring the rent to you less our agreed fees
  • Sending you monthly landlord rental statement

Fees

  • Find a tenant fee £650 including vat (One Off Payment)
  • Check in fee £132 including vat
  • Rent Collection fee 6% including vat of monthly rent collected(If the monthly rent was £1000, the fee would be £60 including vat)

 

Full Management

Includes all the above plus

  • Arranging all repairs and maintenance when necessary.
  • Visiting your property periodically, as agreed in the terms and conditions and send you a full report.
  • Recording and preparing for gas safety renewal dates amongst other periodic events.  
  • Arranging payment of all outgoings such as service charges and ground rent.
  • Arranging the return of the dilapidation deposit, at the end of the tenancy.

Fees

  • Find a tenant fee £650 including vat (One Off Payment)
  • Check in fee £.132 including vat
  • Management fee 9.6% including vat of monthly rent collected. (If the monthly rent was £1000, the fee would be £96 including vat)

 

Other Costs to Think About

As well as agents fees, there are other costs for you to think about. There are initial costs of preparing the property for let, the ongoing costs of repair and maintenance, and the cost of any emergencies, for which we advise you to have a contingency fund.

Before Letting Your Property:

  • Redecoration.
  • Furniture and furnishings.
  • Inventory
  • Gas safety check and certificate (remember this will be an annual cost)
  • Portable appliance test (PAT)
  • Professional cleaning.
  • Electrical Installation Condition Report (EICR) every five years. 
  • Energy Performance Certificate (EPC) with a minimum “E” rating every ten years.

 

From the Start and During the Tenancy

  • Agents fees
  • Check-in and inventory
  • Contingency fund for maintenance and repairs
  • Contingency fund for times when the property in empty – the mortgage still needs to be paid
  • Building insurance and contents insurance for any fixture, fittings and furnishing you own.
  • Rent Guarantee – Landlords can protect against loss of rent
  • Tax on your gross rental income (contact your nearest Tax Enquiry Office for more information)
